Ms. Gunenc and Mr. Kennington performed full project management services for the design and construction for Chemonics 125,000 sf headquarters in Washington, DC. Services included procurement of the architect and engineers, design management, preliminary cost studies, contractor procurement, contract negotiations, audiovisual coordination, information technology coordination, voice and data cabling vendor procurement and management, furniture vendor assistance, coordination with the landlord and management of the tenant improvement allowance, security vendor coordination and relocation services. We also were responsible for maintaining the project schedule and budget.

Chemonics had experienced rapid growth and had leased space in several buildings to accommodate their operations. This project allowed Chemonics to re-organize its headquarters back into one building. It also allowed Chemonics to establish space standards for its staff and provide new furniture for everyone.

Due to the time constraints of when the space would be vacated by the prior tenant, FDIC, and the expiration of Chemonics leases in the other buildings, the project had to be constructed under an accelerated schedule of 3 ½ months.

Despite difficult challenges, the project was completed one week early and within budget.
