Site Acquisition Agent - Receive from the client the location of a needed new cellular transmission site, collect information for the area concerning land ownership and zoning requirements, physically investigate the area for all possible site locations, make contact with land/property owners. When contact with interested landlords is established, finalize lease language and business terms and finalize agreement with a landlord and the client (Sprint). Facilitate the design process and approval of construction documents. Assist in the zoning process and approval by governing authorities.

2001 American Tower Corporation, Millersville, MD


Manage all aspects of on site operations of telecommunication tenants at approximately 150 telecommunications sites (buildings, telecom towers, water towers) owned by third parties. Facilitation and coordination of new telecom construction and modification of existing telecom installations. Process includes initial construction application followed by site visits to determine installation options upon which construction documents are created and approved. Upon receipt of all required documentation a notice to proceed for construction is created, construction is executed, a post construction review is done and final as-built drawings are created.

Portfolio management includes monitoring of on-site activities of telecommunication tenants, compliance of tenants with lease agreements, and close coordination with the contract manager pertaining to most aspects of owner master agreements and tenant lease agreements.

2000 - 2001 BroadBand Office, Inc. (BBO), Falls Church, VA

Implementation of various aspects of BBO relationship with multiple real estate partners including; monitoring and tracking of compliance issues in master agreements and building level agreements, revenue share reporting, and data base management for tracking of documentation, compliance and real estate partner information. Program management for infrastructure installation involving BBO field construction personnel and building level real estate partner personnel including approval of installation documents and access agreements and construction status reporting to the real estate partners.

On site project management from initial permitting and establishment of site office through all phases of construction process to project close-out and turnover to owner and tenants. Construction process includes management and coordination of subcontractors and suppliers for compliance with the most current design documents and within the project schedule. Information and documentation management of shop drawings/submittals, change proposals, change orders, and monthly requests for payment for both subcontractors and the owner. Estimating at both the pre-construction project level and limited scope estimates related to changes or additions to the project. Compliance with local governing authorities from initial project permitting through individual trade execution to final project approval. Project close-out process including punch list process, final documentation, building system demonstration and training, and contract resolution and closure.
